Drive south on Dobbins Road toward Loop 202 right now and you'll pass construction fencing on both sides of the intersection. That isn't one project spilling across a wide site. It's two separate developers, working independently, building two separate shopping centers on opposite corners of the same crossroads, on almost the same timeline.
If you already live in Laveen, you've probably noticed the fencing without knowing quite what it adds up to. Here's what's actually happening at that corner, what's already open a few miles north near 59th Avenue and Baseline, and what it means for your dinner plans over the next year and a half.
Same Intersection, Two Developers, No Coordination Required
On the southeast corner of Loop 202 and Dobbins Road, Vestar is building Laveen Towne Center: 500,000 square feet of retail and dining across 90 acres. The company announced its first round of tenant commitments in June 2026, ahead of a groundbreaking targeted for fall 2026. Confirmed names include Fat Cats, First Watch, Petersen's Ice Cream, Club Pilates, Costa Vida, Tropical Smoothie Cafe, Mountain America Credit Union, V's Barbershop, Zara Nails, and a national footwear retailer.
On the northeast corner, roughly across the street, Diversified Partners is building something else entirely: Williams Station, a $50 million entertainment-anchored center whose confirmed tenants include The Rush Funplex, a drive-thru café, a national burger restaurant, a veterinary clinic, a car wash, an automotive service shop, a convenience store with fuel, and a home improvement retailer. Groundbreaking is scheduled for the third quarter of 2026, with most tenants expected to open by the first quarter of 2027.
Neither company is developing the other's project. Both looked at the same stretch of Dobbins Road and reached the same conclusion at almost the same moment.

Two grand openings, roughly one intersection, roughly one calendar year. That's not the normal pace of retail construction in a suburb this size.
Why Two Companies Bet on the Same Block
The obvious question is why nobody blinked at building the same kind of project twice, a few hundred feet apart. The answer, based on how Vestar has talked about the deal, comes down to how far behind Laveen's retail footprint has been relative to how many rooftops have already gone up around it.
Vestar's Vice President of Finance and Development, Kean Thomas, put it plainly when the first tenant lineup was announced: retailers are "taking notice" of Laveen's residential growth, and the leasing momentum before groundbreaking even started reflects real demand for dining and retail in the community. That's a developer confirming what residents have felt for a while: the houses arrived faster than the places to eat dinner did.
Two companies reading the same population data and reaching the same conclusion within months of each other isn't a coincidence. It's what happens when a market has been underbuilt on the retail side for long enough that the first mover and the second mover show up at nearly the same time, because neither one wants to be the developer who waited.
The Dinner Options That Already Landed
While the concrete trucks are still a season or two away from Dobbins Road, the newer options a few miles north have already opened their doors.
Backyard Taco opened its Laveen location on February 4, 2026, near 59th Avenue and Baseline Road, bringing mesquite-grilled tacos al carbón and a made-to-order kitchen to that stretch. Nearby, a Buffalo Wild Wings is under construction at 7780 S. 59th Ave., set to anchor the Laveen Park Place shopping center at the southwest corner of Baseline and Loop 202.
None of this replaces what was already here. Almuerzo has built a loyal breakfast and brunch following on chef-led, made-from-scratch plates. Mimi Forno Italiano, Peach Pit Bistro, and Ja Ramen round out a dining scene that residents have quietly assembled over the past several years, well before any of this construction started. The new arrivals are additions to that list, not replacements for it.
The Farm That's Already on Dobbins Road
Here's the detail that ties the new construction back to something Laveen residents already know. Long before Vestar picked its site, Amadio Ranch had already been operating at 4701 W. Dobbins Rd., the same road the new Towne Center sits on. Established in 2010 as a heritage farming venture, the ranch runs a working farm store and weekend market that residents already treat as a fixture, the kind of place where people show up early because parking fills fast.
Vestar's own plans for Laveen Towne Center lean directly on that history. The architecture is designed to reflect Laveen's agrarian roots, and the project will reuse materials from the historic Hudson Farmhouse on site, with informational plaques explaining the property's history to visitors. The company is also funding roadway improvements to Dobbins Road and 59th Avenue as part of the build, upgrading the same corridor Amadio Ranch has operated on for over a decade.
The new shopping center isn't arriving from nowhere. It's being built to visually acknowledge the farm heritage that was already there, on the same road, years before anyone drew up a site plan.
What This Actually Means Over the Next Year
If you live in Laveen right now, here's the practical read. Nothing at the Loop 202 and Dobbins Road corner opens soon. Both projects are still in the groundbreaking phase as of this writing, with Laveen Towne Center targeting a winter 2027 opening and Williams Station aiming for most tenants by early 2027. That's more than a year of construction fencing and traffic pattern shifts on Dobbins Road before either center is functional.
The nearer-term change is up near 59th and Baseline, where Backyard Taco is already serving and Buffalo Wild Wings construction is underway. That's where you'll notice a difference in your options first, likely well before either Dobbins Road project opens its doors.
In the meantime, the established names, Almuerzo, Mimi Forno, Peach Pit Bistro, Ja Ramen, and the Amadio Ranch farm store, remain the reliable options they've always been. The new construction is stacking on top of what Laveen already had, not clearing it out to make room.
That's the real story behind the fencing on Dobbins Road. Two companies didn't collide by accident. They both noticed the same gap between how many people live in Laveen now and how many places there were to spend an evening, and they're both racing to close it at the same time.
If you're watching this corner because you're curious about what it might mean for your own home down the road, whether that's timing a sale to catch the momentum or simply understanding how a neighborhood's value tends to shift once retail like this lands, I'm always happy to talk it through.
