Downtown Chandler's Holidays Arrive Before Its Park Is Finished. Here's How the Season Works This Year

On the west side of Arizona Avenue, crews are still putting lighting and a metal skin on the new west canopy. On the south canopy they are fitting tongue-and-groove wood and exterior metal louvers, work the City of Chandler expects to run into mid-November. A few weeks after that, the same ground is booked for Downtown Chandler's biggest stretch of the year. Holiday Magic opens Nov. 28, and the Tumbleweed Tree Lighting and Parade of Lights follow on Dec. 5.

That timing shapes the whole season. The renovated park is getting its first real workout before it is finished, and Arizona Avenue divides it in two. The west side is where the family displays and gatherings are listed. The east side is still being built, so tree-lighting night spills onto the streets around it.

A park built for 1986, hosting events at 2026's pace

The city's case for the project is simple. Dr. A.J. Chandler Park was last renovated in 1986, and it now hosts more than 100 events a year as apartments, offices, shops and restaurants have filled in downtown. Construction began in early 2026, and Willmeng is the contractor on both sides of Arizona Avenue between Buffalo and Boston streets.

The City's project page lists what the first phase changes. The end-of-life water features come out. The park gets more shade, refreshed landscaping and irrigation, new seating and gathering areas, new restrooms, expanded space for events and programming, and an improved crossing on Arizona Avenue. The east side is also being put to active use. The December 2025 announcement goes into more detail. It describes decorative plazas, relocated and new public art, event lawns, seasonal plazas, two pavilions, two restroom buildings, two shade canopies, infrastructure for shade trees, park lighting and power.

Most of that list exists to serve events. Pavilions, power, event lawns and restrooms are what a park needs when it hosts something nearly every other day. The holidays are when downtown leans on the park hardest, so they show first whether the new layout works.

The west side is racing the calendar

The west side is expected to open in December 2026 and the east side in spring 2027, according to the city's park guide. The construction update says west-side improvements should be complete before the 2026 holiday season, with the east side done by early spring 2027.

Here is what the downtown improvements update says is still underway on the west side:

  • Lighting and the metal skin on the west canopy
  • Tongue-and-groove wood and exterior metal louvers on the south canopy, into mid-November
  • Tile and paint in the west restroom, where the wood ceiling work is done
  • Sidewalks in the south part of the park
  • Structural soils at parking stalls and irrigation laterals, through the end of November

On the east side, crews are finishing the last steel trusses for the east canopy into early November. So the east half is at the framing stage, while the west half is down to finishes and landscaping.

The season's calendar, by side of the street

Downtown Chandler Community Partnership and the city list the season's events at specific spots. Most of the family events are listed for the west side.

Thu., Dec. 17 Third Thursday Holiday Market Downtown streets, 3 S. Arizona Ave. Evening

The Third Thursday markets describe downtown's streets as their walkable gallery, so they rely less on the park lawn than the Saturday events do. The farmers market and Prancer's Pajama Party are the events tied most closely to Park West. Both are listed there for dates that fall before the city's December opening window, and the Pajama Party is set for Nov. 28.

Holiday Magic covers more ground than the park. Downtown Chandler Community Partnership's listing describes a glowing light tunnel, a giant walk-through gift box, a larger-than-life Santa sofa, a candy sleigh, giant gumdrops and oversized candy canes. Life-size Santa figures and holiday lights are also spread through the district. The free Prancer's Pajama Party is the official kickoff. It has reindeer games, character meet-and-greets, crafts and hot chocolate, and it's the first night the displays light up.

Tree-lighting night uses the east side's streets

The east side of the park is still mid-build on Dec. 5, but the east side of Arizona Avenue still plays a role that night. The city's tree-lighting page says all vendor booths will be on the east side of Arizona Avenue, along Arizona Place or Commonwealth Place. Vendor demand was high enough that applications closed early once the event reached capacity.

Chandler Fire's "Stuff the Truck" toy drive also sets up on the east side, with the engine parked on Arizona Avenue north of Boston Street from 4:30 to 9 p.m. collecting new, unwrapped toys. Santa's House is sponsored by the Chandler Lions Club and offers free photos. It closes from 6:30 to 8 p.m. while Santa rides in the Parade of Lights. Families planning a Santa photo should go before 6:30 or after 8.

The parade runs north on Arizona Avenue from Frye Road to Erie Street. Here is the order of the street closures, from the city's listing:

  1. 2 p.m. to 8:30 p.m.: Arizona Avenue closed between Frye and Pecos roads
  2. 2 p.m. to 10 p.m.: Arizona Avenue closed between Chandler Boulevard and Frye Road
  3. 6 p.m. to 8:30 p.m.: Frye Road restricted from Washington Street to California Street
  4. 6 p.m. to 9 p.m.: Chandler Boulevard restricted from Delaware Street to California Street
  5. 6 p.m. to 9:30 p.m.: Arizona Avenue closed between Galveston Street and Chandler Boulevard

The stretch of Arizona Avenue between Chandler Boulevard and Frye Road reopens last, at 10 p.m. Anyone parked on that block should expect to leave after the event wraps.

Getting downtown with fewer places to park

Construction has also changed how people get downtown, starting well before Dec. 5. Arizona Place is northbound only from Boston Street to Buffalo Street while the east side is built. The southbound bike lane on Arizona Avenue is closed through about Dec. 5 for the south-park sidewalk work. Parking along Arizona Avenue is limited, and a few angled spaces on San Marcos and Arizona Place are unavailable. The parking structures and street parking elsewhere downtown are still open.

On tree-lighting night, the P2 street parking lot is listed as closed for construction. The city asks guests to carpool and arrive early, and it lists garages with their entrances:

  • Overstreet Parking Garage: from Chandler Boulevard and California Street to Buffalo Street
  • Oregon Street Parking Garage: from California, Oregon or Chicago streets
  • City Hall Parking Garage: from Frye Road and Washington Street
  • Alexander Parking Structure: from Chandler Boulevard to Delaware and Boston streets
  • Jonathon Parking Structure: from Chandler Boulevard and either Washington or Colorado streets

The city also lists surface lots at San Tan Regional Court, the Police Department and the Downtown Library. Folley Park is listed as supplemental parking, entered from McQueen and Frye roads or from Pecos Road and Hamilton Street. The parade overview map shows suggested routes to each lot. The construction hotline is 480-898-4060.

Spring finishes the other half

When Holiday Magic ends on Jan. 3, the west side will have had its first full season of steady use. The east side, which is listed for spring 2027, will still be ahead. When it opens, both sides of Arizona Avenue will have new canopies, and the event space the city designed for a 100-event year will be finished. The improved Arizona Avenue crossing in Phase 1 is meant to connect those two halves. For this season, the vendor booths are on the east side's streets, and the family displays and gatherings are listed for Park West.
